Tradewind is currently recruiting for a Maintenance Manager based in King's Cross. The successful candidate will work within the Housing Services Team, leading and coordinating a centralised maintenance and void support programme to the organisations accommodation services.

The successful candidate will be required to work 37.5 hours per week, working across Monday - Friday, 9AM - 5PM. Cover is required for approximately 3 months. There will be a requirement for the successful candidate to travel to other sites occasionally.

In this position, you will also be required to:

  • Provide effective line management for a team which includes maintenance officers and mobile caretakers
  • Provide induction, appraisal, probation, training and performance management
  • Review, triage and prioritise maintenance requests and ensure repairs are reported and completed in line with repair schedules and timescales
  • Lead on void performance and ensure regular monitoring and analysis of voids
  • Liaise with registered providers, approved suppliers and internal mobile caretakers to ensure that void repairs and redecoration is completed on schedule, within agreed budget
  • Ensure any risk assessments required for the works are provided ahead of works commencing
  • Establish and maintain relationships with Registered Providers, holding regular meetings to review repairs and voids, ensuring standards and terms of management agreements are upheld and securing resolution for arising issues
  • Develop contract arrangements with maintenance suppliers, including regular monitoring meetings and payment schedules.
  • Ensure all required documentation is collated, including insurance, risk assessments, permits, training records etc as defined in the procurement policy.
  • Ensure we continuously work to ensure best value for money, reviewing suppliers and contractors pricing and actively seeking cost efficiencies
  • Take responsibility for compliance with the organisational Health and Safety policy and procedure

To apply for this role, you must have:

  • Understanding and/or experience of residential maintenance issues and ability to assess remedial works needed
  • Proven ability to problem solve maintenance issues, identifying the root cause to achieve most cost effective solution
  • Ability to effectively lead a team, delegating and monitoring performance to ensure effective service provision and achievement of performance targets
  • Excellent communication skills, to facilitate effective liaison with internal and external partners, including promulgating clear, concise and effective specifications, prompt processing of any issues or concerns
  • Understanding of working to achieve value for money, reduce wastage through ineffective reporting and management of repairs and void loss through delay in repair completion
  • Proven ability to manage and prioritise a busy workload, working to meet deadlines
